Who Are We?

Red Pine Communities LLC (“Red Pine”), an owner/operator of multifamily properties in the state of Florida, was founded in 2020 to pursue value-add multifamily, mobile home park, and RV Resort investment opportunities.


Red Pine Communities invests primarily as an owner & operator; managing assets to achieve the greatest possible returns and equity multiple.


The management team of Red Pine invests significant capital in every deal alongside our network of high net-worth families and affiliates.

      What's Next for Red Pine?


      Red pine is set to develop land throughout the state of Florida within strategic locations into new multifamily assets ensuring maximum potential. 


       Our objective is to learn as much as we can on-site after closing. After we have properly assessed a property, we deploy our plan into action. Reserving the CAPEX funds up front makes our process run more efficiently as we transform our portfolio of properties. 

        

      What we do differently is a true hands-on approach to management that translates into great business efficiencies throughout our portfolio. 



      Investment Objectives

      Increasing Value

      Future investments include value-add properties where Red Pine's Management can utilize their expertise in hands-on management and capital expenditure to improve the asset while constantly increasing NOI. 

      Debt to Equity

      Red Pine Management structures deals with a maximum of 70% debt to equity ratio with additional funds reserved to complete capital expenditure projects.

      Cash-on-Cash

      Red Pine Management considers deals that achieve a first-year cash-on-cash return of 6-8%.

      CAPEX

      We strive to complete every CAPEX project as soon as possible to bring the property to full potential more rapidly. We like to fund our CAPEX up-front. This way there are no cash constraints to complete projects.

      When looking for a new site to acquire we diligently research all deals. We disqualify most, and only look to acquire a select few.

      Through our research we are able to find the best locations which will generate the best outcomes for Red Pine and its investors.

      Red Pine focusses strictly on value add properties across all 4 disciplines. We acquire properties and immediately implement our proven value-added philosophies.

       Red pine Representatives will be on property between 2 days prior to and the day of closing. We take action immediately upon closing from a high level. Our representatives stay on site for as long as necessary to access any areas of improvement from a macro to micro level.

      Our licensed, in-house, General Contractor enables us to self-perform and manage the entire construction process for each project from pre-design to maintenance. Our advantage provides us the ability to complete capital expenditure projects faster and cheaper than utilizing a 3rd party contractor.
