Our objective is to learn as much as we can on-site after closing. After we have properly assessed a property, we deploy our plan into action. Reserving the CAPEX funds up front makes our process run more efficiently as we transform our portfolio of properties.

Future investments include value-add properties where Red Pine's Management can utilize their expertise in hands-on management and capital expenditure to improve the asset while constantly increasing NOI.
Red Pine Management structures deals with a maximum of 70% debt to equity ratio with additional funds reserved to complete capital expenditure projects.
Red Pine Management considers deals that achieve a first-year cash-on-cash return of 6-8%.
We strive to complete every CAPEX project as soon as possible to bring the property to full potential more rapidly. We like to fund our CAPEX up-front. This way there are no cash constraints to complete projects.
The objective for each deal is to achieve a minimum of 3x multiple on investors’ and principals’ capital over a 5-year period.
We expect income within the 6-8% range within the first 12 months
